Your Down Payment    $20,000
Purchase Price           $180,000 financed at 7%= $1400 per month + taxes & ins. You sell it on a 2 year lease option for $220,000 w/$6,000 down.
Tax write off is $5,000 per year.($1,500 @ 30% tax bracket).
$6,000 up front.
11% cash flow.
500 divided by 14,000=35% return on invested cash.

If you purchase 4 homes per year for 2 years, the annual income is $80,000 starting in the 3rd year.
